PLANS to build new industrial units at a business park in a village have been turned down.

Maragota Properties Ltd planned to build two new light industrial units with a first-floor office each on land north west of Beckingham Business Park in Tolleshunt Major.

The proposed site was used for car parking about 11 years ago but bosses sat there was limited interest due to the extent of car parking elsewhere on the estate.

A planning statement said: "In terms of scale, the scheme would enable two small low-key units for rent, ideal for a ‘start up’ business or two-person type activity who is seeking accessible, modern units within the rural hinterland."

The plans received eight objections.

One objector said: "Allowing this further expansion, be it small or large, will increase the volume of traffic coming in and out of the village roads not built to withstand this sort of punishment day after day."

Maldon District Council refused the proposal due to its closeness to residential properties which it said is likely to have a detrimental impact upon the residential amenities of the occupiers.

It also said the development would result in an "unjustified employment use outside the designated areas for employment purposes".

The refusal comes after an appeal made in relation to a bid to build 13 business and industrial units, an office block and a cafe at the business park was given the go-ahead.

These new units would be in the southern part of the park.
