A PUBLIC inquiry is set to be held to decide an appeal to build 130 new homes in Tiptree.

Marden Homes Ltd launched a bid in 2019 to build the new estate on land adjoining The Gables, in Kelvedon Road.

Its proposal also included a new link road to allow for potential future connections.

The development would see all existing buildings on the site demolished to make way for the new homes.

The developer has appealed against the non-determination of the plans by Colchester Council.

In documents related to the appeal, agents Strutt and Parker said the council had failed to determine the application in a reasonable timeframe.

It said no evidence had been provided to indicate the development would be unsuitable or its impacts would significantly and demonstrably outweigh the benefits.

The statement added: “The proposed development represents an opportunity for the delivery of new homes in a sustainable location, in a manner which would comply with the relevant planning policies.”

However, Tiptree Parish Council previously objected to the plans and said it would continue to fight them.

The parish council said it is keen to ensure future development adds to the amenities available to residents and meets the aim of reducing traffic flows.

Commenting after the appeal was announced, an objector said: “Having seen massive increase in traffic numbers over the last 35 years with absolutely no road or footpath improvements I believe this development will cause considerably more congestion and increase the possibility of accidents, due to poor visibility for vehicles and pedestrians.”

The planning manager responsible for the south team at Colchester Council said the proposal was not in accordance with the development plan and the benefits are insufficient to outweigh the “clearly identified harms”.

An inspector appointed by the Secretary of State will hold a public inquiry to determine the appeal.
