PROPERTY Rye Fenn is a wonderful family home located in a peaceful rural setting on the Suffolk/Essex borders between the Colne and Stour Valleys. It is believed to date back to the 15th Century with substantial additions over the years.

The front door opens into a large oak panelled reception hall with an oak staircase leading up to a delightful galleried landing. The beamed drawing room, with a large inglenook fireplace, looks over the front garden and rolling countryside beyond. The triple aspect snug provides an ideal TV/family room, with French doors leading onto the terrace, which could also be an office/study space for those who work from home.

The spacious kitchen/breakfast room is home to the electric Aga and has access to the large secluded terrace, which is ideal for entertaining. An inner hallway links the kitchen to a stunning contemporary studio with a maple wood floor and woodburner. This room has a fully glazed orangery style aspect to the south and exposed Canadian Oak 'A' frame trusses to the north, with French doors leading onto another terrace.

Also on the ground floor is a further entrance lobby, a good sized utility/boot room as well as a shower room/cloakroom with wc, leading off the hall.

Ascending the oak staircase to the galleried first floor landing, the Master Bedroom occupies its own wing benefitting from a triple aspect with views across the open countryside, with built in wardrobes and storage as well as an en suite shower room and wc, with underfloor heating. Bedrooms Two and Three are both very light and well proportioned large doubles and, much like the Master Bedroom, take full advantage of the storage space provided by the eaves, both rooms having hand basins. Bedroom Four is currently used as a twin room and provides a delightful aspect over the front garden and countryside.

A large airing cupboard and a modern family bathroom with wc, with underfloor heating conclude the first floor accommodation.

OUTSIDE Rye Fenn is approached via a gravel driveway leading to ample parking and further turning space. A double garage with power and light, plus a lean-to style log store to the rear, provides further parking and storage. The grounds surround the house on all sides and provide a wonderful secluded setting, mainly laid to lawn with shrubs and flower borders, in all approximately 1.5 acres.

A flat meadowland area of the garden occupies the northern flank and provides an excellent area of level ground for various activities. The half acre of mature woodland, where many meals have been cooked over a camp fire by the present owners, has an abundance of spring bulbs and winding pathways and is to the north east of the property.

The southern side hosts a fantastic outdoor entertaining space by way of two well proportioned terraces and leads up to another part of the garden where there is an outdoor, fully tiled, heated swimming pool (36'x 15') and a vegetable patch, all of which is enclosed by wrought iron railings and hedging. A pantiled outhouse contains the boiler for the swimming pool heating and provides space for storing poolside and garden equipment. The grounds surrounding Rye Fenn conclude on the western side with an attractive front garden.
