A BID to redevelop a redundant mushroom farm and outbuildings to make way for 35 homes has been recommended for refusal.

The outline bid for Whitecap Mushroom Farm in Mill Road, Mayland, was resubmitted to Maldon District Council in March last year following two earlier refusals.

Strutt and Parker submitted the new plans with changes to some aspects of the bid.

No information on the types of properties has been given, with details reserved for a full application.

The proposals have now been recommended for refusal by planning officers.

Councillors on the south eastern area planning committee will discuss the plans at a meeting on Monday.

Officers described the site as a “sensitive rural location” which was outside the defined settlement boundary.

A report, which will go before the committee, said: “The proposal would have an unacceptably intrusive urbanising effect upon the site adversely affecting the intrinsic character and beauty of the countryside.

“As such the proposal does not represent sustainable development and the adverse impacts of the development would significantly and demonstrably outweigh the benefits of the scheme.”

The report added that the proposed development would not meet the requirements for affordable housing.

Mayland Parish Council had supported the application.

The meeting of the south east area planning committee takes place on Monday at the Burnham Town Council Offices in Chapel Road, Burnham, from 7.30pm.
