Supermarkets have snubbed Burnham, despite previously looking for new sites in the town.
Quay Estates had identified three possible locations in 2012 after retailers saw a gap in the market for a new superstore.
It was understood one of the 'big four' - Tesco, Sainsbury's, Morrisons and Asda - were interested and it was hoped a new store would bring 300 jobs and a petrol station.
Last April, Sainsbury's - which has no stores in the district - said its interest in the town was at a very early stage.
But a spokesman said the location was not viable, although the company is interested in Maldon.
Asda also had not current plans for Burnham. Morrisons and Tesco had yet to respond.
